Construction Monitoring

Axia Construction provides Construction Document Review and Loan Monitoring services to construction lenders and financial institutions. Services are provided for multi-family residential and commercial construction projects.

Axia minimizes risk to major construction lenders and developers by providing third party comprehensive monitoring and reporting during the construction process.

Construction monitoring begins with a review of all project documentation to identify any major errors, omissions, or concerns with project document constructability, budget, contracts, materials or design suitability. Axia informs clients on progress, quality of work, noted deficiencies, payment apllications, project schedule, and conformance with the approved plans and specifications.

Site visits are conducted in conjunction with the pay application submittal and review to determine whether the request for payment is justified by the amount of work completed and whether remaining construction funds are sufficient to complete construction.

Construction observation services also include the following:

  • Prepare Monthly Progress Report detailing the construction progress, status of schedule, budget, pay application and lien waivers, including progress photos from the month
  • Gathering and review of all support documentation, such as invoices and lien releases
  • Review the project’s Progress Schedule and monitor progress during construction. Identify any potential delays.
  • Analysis of change requests to determine overall value of work requested and any discrepancies between requested costs and the scope of work.

Warren VillageLocated in Denver, CO the project consists of renovation work to apartments and common areas in a 5 story building near Cheesman Park. The work consists of renovations to each residential unit in the property including adding PTAC units, dishwashers and replacing all windows, cosmetic renovations to the corridors, and a remodel of Family Services, Lobby and Learning Center.

Archdiocesan Family HousingLocated throughout Denver, CO the project consists of renovation work to four properties that consist of a total of 19, two-story, wood framed apartment buildings. The renovations consist of siding replacement and repairs in select areas, replace and add gutters and downspouts in select areas, replace windows, add attic insulation, add air conditioning and exterior paint.
